Why That Ceiling Stain Keeps Coming Back

Painting over a ceiling stain rarely fixes it. Common sources of ceiling stains in West Georgia homes and the right order for repairs.

You painted over the stain. A few months later, it's back. That's because paint covers stains — it doesn't stop water.

Common sources

  • Roof leaks — often around flashing at chimneys, vents and valleys, not necessarily right above the stain.
  • Plumbing above — a bathroom, a supply line, a toilet seal.
  • HVAC condensation — in hot, humid Georgia attics, ducts and AC drain lines can sweat or clog and drip.
  • Ice-maker and appliance lines on upper floors.

The right order

  1. Find and fix the source. That may be a roofer, plumber or HVAC technician — separate trades.
  2. Let it dry fully.
  3. Assess the drywall. Stained but solid drywall can usually be sealed and painted. Soft or sagging drywall needs to be cut out and replaced.
  4. Prime with a stain-blocking primer, then paint. Repainting the whole ceiling usually blends better than spot-painting.

When a stain is urgent

A ceiling that's bulging, sagging or dripping may be holding water. Keep people and belongings out from under it and contact the appropriate help.

Don't forget older textures

Popcorn ceilings in older homes may contain asbestos. Test before disturbing.
